Finding a good investment opportunity is only part of the equation.
The other part, and often the part that determines whether a deal actually gets done, is understanding the capital behind it.
I speak with investors, developers and business owners at different stages of growth, and one thing comes up again and again: people spend a tremendous amount of time searching for the right opportunity, but they don’t always spend enough time thinking about how that opportunity should be financed.
That’s why I’m looking forward to joining the 10M Allocation Room on Tuesday, September 22 for a conversation called “Where the Money Comes From: Creative Financing Strategies Every Investor Should Know.”
This isn’t intended to be a traditional lending presentation.
We’re going to talk about how capital actually works.
The Financing Strategy Is Part of the Deal
Not every investment should be financed the same way.
The financing that makes sense for a stabilized rental property may be completely different from what makes sense for a renovation project, a time-sensitive acquisition or a larger development opportunity.
And sometimes the lowest interest rate isn’t the most important factor.
Speed matters. Certainty matters. Leverage matters. Liquidity matters. Your exit strategy matters.
The question shouldn’t simply be:
“Where can I get a loan?”
A better question is:
“What capital structure makes sense for this particular opportunity?”
That’s a very different conversation.
What We’ll Talk About in the Allocation Room
We’ll look at what’s happening in lending today and what investors should understand about the current capital environment.
We’ll talk about what lenders actually look at when a deal comes across their desk, including the property, the borrower, liquidity, leverage, experience, cash flow, renovation costs, reserves and exit strategy.
We’ll also get into private capital and alternative lending—and why there are situations where an investor may intentionally choose speed and flexibility over conventional financing.
And I want to spend some time on the mistakes that can stop otherwise good deals from moving forward.
Waiting too long to think about financing.
Underestimating renovation costs. Not maintaining enough liquidity. Looking only at the interest rate instead of the total structure. Assuming a refinance will automatically work.
Those are lessons worth understanding before your money is on the line.

If you’re trying to determine how to finance your next acquisition, bring the question.
If something hasn’t worked in the past, let’s talk about why.
Understanding capital makes you a better investor because it gives you more ways to look at an opportunity.
Sometimes the deal isn’t the problem.
The structure is.
And learning how to recognize the difference can change the way you invest.
